We know that when it comes to securing a loan for your dream home, one size does not fit all. Whether you’re looking to purchase a new home or refinance a current property, Wescom offers fixed and adjustable rate mortgages for loan sizes ranging from $50,000 to up to $5,000,000.
1 The special offer adjustable rate mortgage is available on single-family, primary residences only. A minimum FICO Score of 720 is required. Maximum loan amount of $1,000,000. Maximum LTV/CLTV 75%. The initial rate adjustment will not exceed 2.00% and each subsequent rate adjustment will not exceed 1.00%. A 30-year Adjustable Rate Mortgage (ARM) 5/6mo. loan in the amount of $700,340 with a 3 % down payment of $21,660.00 and $12,586.14 in closing costs, prepaids and reserves; with an interest rate of 6.125% (6.992% APR); will have monthly payments of $5,455.60. Monthly principal and interest, and estimated taxes, mortgage insurance and hazard insurance are included in the payment example. The 5/6mo. ARM is a 30-year 1st lien mortgage loan which is fixed for 5 years then adjusts every 6 months thereafter. The adjusted rate is calculated by adding the margin to the SOFR index. The rate may increase based on the SOFR index but will not increase by more than 2% over the initial Note rate at the first rate adjustment and will not increase by more than 1% over the most previous adjusted rate every 6 months thereafter. Total rate adjustments over the life of the loan will not increase more than 5% over the initial Note rate or decrease less than the margin.
